Building a new home can be one of the most exciting events for you to enjoy. It can also turn into a huge nightmare if you do not choose the right contractor. When we say gone “right” we are talking about a well known contractor will build you quality home at the price and on time.


You know how the three main factors to buy a home is location, location, location? Determine if you want to hire a stellar contractor must well, preceded by references, references, references.


Get at least three and then follow up and ask your clients your questions. Don’t be shy, follow up is important.


Do you want to ask:
• If they were satisfied with the quality of work.
• Their home Was completed on time and within budget.
• Did the contractor spend enough time on the job to their satisfaction.
• Was the contractor that is easily accessible for questions or problems.
• They would recommend contractor to family and friends.


Search for contractor’s banker, title companies, material suppliers, subcontractors.


Most important issue for all of these references is: make the contractor pay on time? And for suppliers and subcontractors, ask if they have ever had on file attachment of non-payment, and if they still operate with the contractor.


You also want to see General liability and compensation to workers insurance. Some States don’t require or even offer a special licence (such as Texas) but if your state allows, obviously, you want your contractor to it.


Then, you should see the contract you should register in the event you employ them. how much wiggle room there? The more detailed contract, better protection you have. Specifically you want information on work done (with total material expenses), the estimated start and end dates, and the total cost and payment schedule.


Before you enter the actual completed contract, it is not a bad idea to have a lawyer review it.


Ask if you can insert a clause that you will be compensated if they go some time during the schedule. Remember that time is money … money … and the longer the building process takes, the more interest you pay on loan construction.


You can ask your interest payments payable by the contractor for each month they go over schedule. Now perhaps you agree to at least 30-45 days grace period past schedule and generally allow for delays due to acts of God.


Along with these five questions, check with your State’s consumer protection agency, along with your local Better Business Bureau verify contractor does not have a history of disputes with contractors or clients.
